Motorised curtains used to be the thing you saw in a show villa and quietly filed under indulgence. That has changed, and the reason is not novelty — it is that in a climate like this one, a curtain that closes itself at half past eleven every morning does something a manual curtain almost never does: it actually gets closed. The energy case for shading only pays out if the shading is used, and automation is how you guarantee that.
Three reasons that are not convenience
1. Scheduling is where the savings live
Window treatments can cut heat gain through glass substantially, but only while they are drawn. In practice, on a working weekday, nobody is home at noon to close the west-facing living-room curtains — which is precisely when that elevation is being hammered. A scheduled or sun-tracking system closes them at the right hour and opens them when the sun swings off, every day, without anyone thinking about it. 2. Some windows are simply not reachable
Double-height living rooms, stairwell glazing, clerestory windows above a media wall, wide terrace sliders with heavy interlined drapes — these are unpleasant or impossible to operate by hand, and dragging a heavy curtain by its leading edge is how headings get damaged. A motor pulls from the track, evenly, every time.
3. Safety and fabric life
Cordless operation removes looped cords from children's rooms. And because the motor moves the carrier system rather than the cloth, the fabric is handled far less — no oils from hands on the leading edge, no strain on the heading tape.
Wired, battery or solar?
Wired (mains) motors
Permanent power at the track. The most reliable option and the one we specify for principal rooms: quietest running, strongest torque for heavy interlined or blackout curtains, no charging, longest service life. The only requirement is that you plan the power provision in advance.
Battery motors
Rechargeable lithium units inside the track tube. No cabling, so they are the natural answer for a retrofit — an existing villa where chasing walls is not an option. Modern units are quiet and strong enough for most domestic curtains. Trade-off: recharging every few months, which on a whole villa becomes a small chore.
Solar-assisted
A slim photovoltaic strip at the window trickle-charges the battery. On Dubai's bright elevations these top up reliably and can effectively eliminate the charging chore. Best on windows that get genuine direct light — which, here, is most of them.
Control: keep it simple, keep it robust
Options, roughly in order of ambition:
- Handheld remote. Fine for a single room. Gets lost.
- Wall keypad. Our recommended baseline in every room with motorised curtains. Guests understand it, and it works when the Wi-Fi does not.
- App and schedule. Where the energy benefit is realised — time-based or astronomical-clock scheduling that follows sunrise and sunset through the year.
- Voice. Alexa, Google, Siri. Pleasant; not a control strategy on its own.
- Full integration. KNX, Lutron, Control4 or a Matter-based system tying curtains to lighting scenes, AC and occupancy. One piece of advice: always keep a physical control in the room. Systems that can only be operated from a phone become irritating the first time a guest stays over.
What has to be planned before the ceiling closes
Motorisation is mostly a first-fix conversation:
- Power at the track ends — a fused spur or concealed socket inside the curtain pocket, at the correct end of each run.
- Pocket depth — a motorised double track (sheer plus blackout) needs meaningful depth; 15 cm or more is comfortable. Retro-fitting depth into a finished ceiling is not a small job.
- Motor location — left or right, and whether it sits inside the pocket where it will be invisible and slightly muffled.
- Control wiring — keypad positions coordinated with light switches, so a wall does not end up with three unrelated plates.
- Network — a stable hub location if the system is app-controlled.

Noise, and why it is worth paying for quiet
The cheapest motors announce themselves. In a bedroom, a curtain that grinds open at seven in the morning is a worse alarm clock than the sun was. Quality units run at a low hum and, importantly, offer a soft start and stop so the curtain glides rather than jerks. If you audition one thing before buying, audition the sound.
What it costs
- Motorisation per track: add roughly AED 1,200–3,500 over a manual installation, depending on motor, length, curtain weight and control.
- Single room (double track, sheer plus blackout, motorised, made-to-measure curtains included): typically AED 6,000–14,000.
- Whole villa, 12–18 motorised tracks with curtains and a central control system: AED 25,000–60,000.
- Battery retrofits sit at the lower end; wired systems integrated into KNX or a premium controller at the higher end.
The bottom line
Motorise the windows where it changes behaviour or where hand operation is impractical — sun-facing living areas, bedrooms, double-height glazing, wide terrace sliders — and leave the rest manual if budget is tight. Specify wired motors in principal rooms and plan the power before the ceilings close. Keep a wall keypad in every room. Then set a schedule and forget about it, which is the entire point: the best shading system is the one nobody has to remember to use.
